Estimated home value versus a professional appraisal

Understand why home-value estimates can differ, how an appraisal fits in, and how to compare numbers without treating them as promises.

An online home-value estimate is a starting point for understanding what a property might be worth. A professional appraisal is a separate valuation prepared for a particular purpose and date. Neither number guarantees the price a buyer will pay, and a dashboard estimate should not be represented as an appraisal.

Why can two estimates be different?

The Consumer Financial Protection Bureau explains that valuations may use different comparable sales, be completed at different times, or serve different purposes. Property characteristics such as size, bedrooms, bathrooms, and year built also contribute to a valuation. Source: CFPB, Why valuations differ.

That makes the date and inputs important context. Before deciding that one estimate is right and another is wrong, ask what each number actually describes.

What is an automated valuation model?

An automated valuation model, or AVM, uses a mathematical model to estimate value from property and market information. The CFPB distinguishes an AVM from an appraisal prepared by a licensed real estate appraiser and from a broker price opinion. Source: CFPB, Types of valuations.

Number you are reviewingUseful question to ask
Online estimateWhat date, property details, and market information does it reflect?
Professional appraisalWhat is the effective date and intended use of the appraisal?
Asking priceWhat assumptions support the seller’s chosen price?
Completed sale priceHow comparable is that sale to this property?

These numbers can inform one another, but they answer different questions.

How can a homeowner compare estimates?

Gather the dates and property details alongside each number. Make a short list of discrepancies or information that may need checking: square footage, property type, recent improvements, or the condition described in the source material. Do not assume a model has incorporated every change to your home.

Illustrative example: One dashboard shows $390,000 and another shows $415,000. The $25,000 difference is a reason to inspect the inputs and dates. Taking the average would produce $402,500, but the arithmetic would not establish that as your home’s market value.

If you are applying for a loan or refinancing, ask the lender which valuation it requires and how that valuation will be used. Avoid making a commitment based solely on an online estimate.

How should you use Beginix’s estimated value?

Use the estimate as one part of a property health check. Review it alongside the report’s available market information and your own knowledge of the home. Record what needs clarification before using the number in a sale, borrowing, or financial-planning decision.
